Tenant Screening and Selection

There are many facets to choosing the 'right' tenant and as a professional property management company we have access to information that private homeowners/investors do not have access to.
Here at Residential Rentals we subscribe to use New Zealand’s only comprehensive tenant background and multi bureau checking system, allowing us to access over 12 databases, verify the legitimacy a person’s reference, gives us results from International Watchlist and also the District Court and Tenancy tribunal decisions. In addition to this comprehensive tenant background checking all tenants are interviewed and personally shown through the rental property.
When we screen tenancy applications we complete the following:
1) Every tenant over 18 years of age is thoroughly screened and must complete a separate tenancy application.
2) Perform a background check using Total Tenancy ((www.tenancy.co.nz) giving us access to over 12 databases in one system. This checks the tenant’s background before credit reports are run. It allows us to complete and check the following:
- Verify the legitimacy of a prospective tenant’s reference.
- Gives results on insolvencies, District Court, High Court, Court of Appeal, Supreme Court and Tenancy Tribunal decisions.
- If tenant applicant is wanted by Police and results from Sensible Sentencing Trust.
- ID Verification
- Interpol, Interpol Courts and International news
- Company results
- TVNZ, New Zealand Herald etc
- Tenant reviews (posted by other Property Managers and landlords).
3) Phone all references and confirm the ownership of property using the Property Guru database.
4) Phone employers and confirm employment asking a number of different questions to get a picture of the prospective tenant.
5) Check all possible social media pages including Facebook, Linked In, google etc.
6) Phone previous landlords and/or Property Managers and confirm legitimacy (that they’re not family or friends).
7) Multi bureau credit checks – this is with Centrix credit bureau & Equifax (previously Veda) credit bureau, two of New Zealand’s leading credit bureaus.
8) Correspond with prospective tenants and grade accordingly to pre-defined tenant criteria.
9) Communicate with owners the final selection of tenants for approval.
We believe to leave no stone unturned and if there is ever any doubt, we do not proceed with an application.
